Overview
IAD data centers are part of the us-east-1 AWS region: US East (N. Virginia).
The Hunters Ridge Tech Campus, proposed by Hunters Ridge LLC, is a new development planned to transform approximately 127 acres south of 4110 Overview Drive and Mills Drive (Route 17), east of Cosner Drive in Spotsylvania County, Virginia. The project seeks to rezone the land from Rural District (RU) to Industrial-2 (I-2) to support data center construction.
Located near Cosner's Corner, the campus will initially feature two 150,000-square-foot data center buildings and an on-site substation. Future phases of the development could add six additional buildings, further expanding its capacity. Currently, most of the land is vacant, although it includes a parcel with a former mattress factory. The land parcels are owned by the Jett family and Kent Brothers, LLC, adding local significance to this ambitious undertaking.
