Located just 28 minutes by train from Central London, the site benefits from proximity to major tech hubs like Nvidia's Cambridge-1 and the new Google data center. The property is a newly constructed, stand-alone building with all necessary permissions for data center operations, including unrestricted noise and water usage.

The facility offers robust power capabilities, with an existing 6.6MVA supply from diverse substations and the option to upgrade to 14.3MVA by 2027. It is equipped with a high spot-load slab for direct liquid cooling and high eaves to support free-air cooling systems. Additionally, the site features an unconditional wayleave connecting it to fiber providers along the railway line, ensuring seamless connectivity.
